Here are some general "tips" from an appraisal viewpoint, when buying or selling a home:

In order to enhance the value of your home as a seller, focus on the following: Overall condition, updating kitchen and baths, finishing basement, installing insulated windows and landscaping. Although cost does not equal value, our research shows that the best dollar for dollar "exchange" is renovating your kitchen and bath.

As a buyer, your major focus should be location, location, location. Most buyers focus on the kind of home they want. This is fine. However, when searching for this home, its location should be of prime importance. This is the appraiser's prime concern when he or she appraises a home. All of the "tips" mentioned for a seller obviously apply to the buyer; however, sellers cannot change their location.

Examples of locations that may have a detrimental effect upon value are: being on a main thoroughfare, being next to a commercial property, or being in close proximity to high tension wires.

A buyer should also make sure that the dwelling is not in a flood zone.
